Why compliance is non-negotiable.

Arcova Projects is a renovation project management service — not a building company. We do not carry out building work ourselves. All building and trade work on every project is performed by the registered builders and licensed contractors we coordinate on your behalf. Jenna Walkowiak is currently completing her building diploma and operates Arcova in full compliance with WA building legislation — engaging only registered builders and licensed, insured contractors, and coordinating all required permits, inspections, and compliance documentation.

WA building legislation

What the law requires — and how we meet it.

Residential building work in Western Australia is regulated under the Building Services (Registration) Act 2011, the Building Act 2011, and associated regulations. These laws exist to protect homeowners. We know them, we follow them, and we make sure every trade we engage does the same.

Building Services (Registration) Act 2011

Requires all builders carrying out residential building work to be registered with the Building Services Board of WA. We only engage registered builders — no exceptions.

Building Act 2011

Governs building permits, inspections, and occupancy requirements. We manage permit applications and ensure all required inspections are completed and documented.

Electricity (Licensing) Regulations 1991

All electrical work must be carried out by a licensed electrical contractor. We verify every electrician's licence before engagement.

Plumbers Licensing Act 1995

All plumbing and gas work requires a licensed plumber or gas fitter. We verify all plumbing licences and ensure compliance certificates are obtained.

Contractor verification

We verify. We don't assume.

Every contractor engaged on an Arcova project is verified before they start work. We check licences directly with the relevant WA authority, sight insurance documentation, and confirm compliance with our site safety requirements. This process happens on every project, for every trade — regardless of how long we've worked with them.

Licence check

Licence status verified directly with the Building Services Board, EnergySafety WA, or the Plumbers Licensing Board — depending on the trade.

Insurance sighted

Current public liability insurance and workers' compensation documentation sighted and recorded before engagement.

Site safety briefing

All contractors are briefed on site safety requirements and Arcova's compliance expectations before commencing work.

Ongoing oversight

Regular site inspections throughout the project to verify work quality, compliance, and safety practices.

Site safety

A safe site is a non-negotiable.

Workplace safety on residential renovation sites is governed by the Work Health and Safety Act 2020 (WA). We take our responsibilities as a principal contractor seriously — maintaining safe site conditions, ensuring all trades understand their obligations, and conducting regular safety checks throughout every project.

Safe work practices

All trades are required to follow safe work practices appropriate to their discipline and the site conditions.

Hazard identification

We identify and manage site hazards before and during the project — including asbestos awareness in older Perth properties.

Incident management

Clear protocols for incident reporting and management — protecting workers, clients, and the project.

Insurance requirements

Every contractor. Fully covered.

Public liability insurance

All contractors must carry a minimum level of public liability insurance — protecting you and your property in the event of damage or injury.

Workers' compensation

All contractors with employees must carry workers' compensation insurance — a legal requirement in WA and a protection for everyone on site.

Home indemnity insurance

For residential building work over the statutory threshold, registered builders are required to hold home indemnity insurance — protecting homeowners if a builder cannot complete the work.
